Buyer SMS — Verbal Consent Script

Your Agent Plan enables real estate agents to send transactional SMS messages to their buyer clients—showing confirmations, schedule updates, and listing matches. Because agents collect consent from buyers verbally during conversations, the following script must be read to the buyer before SMS messages are sent.
Verbal Consent Script
Agents must read the following script (or its substantial equivalent) to each buyer client before enabling SMS notifications for that contact:
“This is [Agent Name] with [Brokerage Name]. I’d like to send you text message updates about properties and showings through Your Agent Plan—things like showing confirmations, schedule changes, and new listing matches. You can stop receiving texts at any time by replying STOP. Message and data rates may apply. Would you like to receive text updates at this number?”
When Is Consent Collected?
Agents collect verbal consent during in-person meetings or phone calls with their buyer clients—typically during an initial consultation, buyer intake, or showing appointment. Consent is collected before any SMS messages are sent.
How Is Consent Recorded?
After reading the verbal consent script and receiving the buyer’s affirmative response, the agent logs consent in Your Agent Plan by checking a confirmation box when adding or editing the buyer contact. The system records:
- A timestamp of when consent was confirmed (
consent_confirmed_at) - The contact’s agent (the authenticated user who added the contact)
- The phone number for which consent was given
SMS messages are only sent to contacts with a recorded consent timestamp and without an opt-out flag.
How to Opt Out
Buyers can opt out of SMS messages at any time through either method:
- Reply STOP (or CANCEL, UNSUBSCRIBE, QUIT, END) to any message—the system automatically processes the opt-out and sends a confirmation
- Ask their agent to remove SMS consent in the app—the agent deletes the contact
After opting out, no further SMS messages will be sent to that number. The buyer can re-consent at any time by asking their agent to re-enable messages.
Consent Is Not a Condition of Service
Receiving SMS messages is entirely optional. Buyers are not required to consent to text messages as a condition of receiving real estate services from their agent. All information sent via SMS is also available through other channels (email, phone calls, in-person communication).
